FBE performed a build-out analysis for the City of Ellsworth, Maine for the Frenchman Bay Conservancy. Analyses were carried out using CommunityViz, an extension for ArcGIS software that projects development into the future, providing a tool to help guide local planning and conservation efforts. To assess where development may occur in the city, FBE gathered information on development constraints, including environmental restrictions (e.g., soils, steep slopes, wetlands), zoning restrictions (e.g., shoreland zoning, street right of ways and building setbacks), and practical design considerations (e.g., lot layout inefficiencies). The results of the analyses showed what land is available for development, how much development could potentially occur, and at what densities. The results of the analysis are planned to be incorporated into the City's Green Plan.
